Rent assessment in line with Paris rent control, marketing, viewings, tenant vetting, lease drafting (bilingual where needed) and move-in inventory. Available as a stand-alone service.

Full rental management

Rent invoicing and collection, arrears follow-up, tenant relations, maintenance coordination and owner reporting to institutional standards — one dedicated manager per mandate.

Rent guarantee & building insurance

Owning in Paris, from anywhere

Can you manage my Paris apartment if I live abroad?

Yes — a large share of our clients are owners living outside France. You sign a management mandate (we can provide bilingual documentation), we handle everything locally — leasing, rent collection, maintenance, inspections — and you receive statements and funds wherever you are. A power of attorney covers day-to-day decisions, and material decisions (works, arbitrations) are always documented and approved by you.

Is my rental income subject to Paris rent control?

Yes, in almost all cases: leases signed or renewed in Paris are capped by the 'loyer de référence majoré' — an official ceiling per square metre set annually for each of the 80 administrative quartiers, by number of rooms, construction period and furnished/unfurnished status. Exceeding the cap exposes the landlord to a fine of up to €5,000 and reimbursement of overpaid rent. We verify compliance for every lease — see our rent control guide in English.

Should I rent furnished or unfurnished?

Furnished lettings command official rent ceilings around 14% higher on average, suit the international and corporate demand of central Paris, and use a one-year (renewable) lease. Unfurnished lettings use a three-year lease and attract long-term family tenants. The right choice depends on your apartment's location, size and your objectives — we advise case by case.

How are your fees structured?

Our full fee schedule is published on this site: rental management averages 6.5% incl. VAT of collected sums (up to 10% excl. VAT for extended mandates), leasing at €15/m² excl. VAT for the owner's share, unpaid-rent insurance at 2.7% incl. tax, and every ancillary service priced upfront. Management fees and insurance premiums are tax-deductible from French rental income under the 'régime réel'.

What guarantees do I have that my money is safe?

AD Gestion holds the French professional licence for property management (carte professionnelle 'gestion immobilière' issued by the Paris CCI), a financial guarantee covering all client funds, and professional indemnity insurance — the three legal safeguards required to collect rent on behalf of owners in France.
